Terms & Conditions

These Terms & Conditions ("Terms") govern your use of the HomePass platform at homepass.ie, operated by HomePass Ireland Limited, a company registered in Ireland (company number 820215) ("HomePass", "we", "us", "our"). By creating an account or using our services, you agree to these Terms in full.


1. What HomePass does

HomePass is a tenant reference and verification platform. We collect and verify information provided by tenants — including identity documents, employment details, and landlord references — and present that information to landlords and letting agents via a shareable digital passport.

HomePass provides a reference and verification service only. We do not make tenancy decisions, act as a landlord, letting agent, or property management company, or guarantee the suitability of any tenant for any property. All tenancy decisions remain entirely at the discretion of the landlord or letting agent.


2. Eligibility

You must be at least 18 years of age to use HomePass. By registering an account, you confirm that you are 18 or over and that the information you provide is accurate and truthful.


3. Your account

You are responsible for maintaining the security of your account credentials. HomePass will never ask for your password via email or phone. If you believe your account has been compromised, contact us immediately at hello@homepass.ie.

You may not create an account on behalf of another person, share your account with others, or use HomePass in breach of these Terms or for any unlawful purpose. Tenant accounts are used to create and share your own HomePass Passport; property-professional accounts (for landlords, letting agents, and other verified property professionals) are used to find and contact verified tenants through the Tenant Marketplace. Property professionals complete identity verification (including PPS number and supporting documents) and, depending on account type, register checks: private landlords provide proof of property ownership, company landlords a CRO number, and letting agencies a PSRA licence number, which we verify against the public registers and may confirm through the business's publicly listed contact details. Additional terms specific to property professionals will be provided as that service develops.

A verified letting agency's account owner (or the one Administrator the owner appoints) may invite staff members onto the agency's account by email. By sending an invite, the owner confirms the invited person genuinely works for the business and accepts responsibility for their use of HomePass; each invite is logged against the account that sent it. Staff members act in the agency's name: properties, applications, and conversations created by staff belong to the agency's account and remain with it when a staff member is removed or leaves. Staff members are not independently verified — their verified status exists only through membership of the verified agency and ends when the membership ends. Agency account owners cannot delete their account through the app while the agency has team members or active listings — contact hello@homepass.ie (for example, when a business is sold or closed) and we will arrange the handover or closure, including any erasure request under GDPR.


4. Accuracy of information

You agree to provide accurate, complete, and up-to-date information when using HomePass. Submitting false, misleading, or fraudulent documents or information is a breach of these Terms and may constitute a criminal offence under Irish law.

HomePass reserves the right to suspend or terminate your account if we have reasonable grounds to believe that information you have provided is inaccurate or fraudulent, without prior notice and without liability.

Property professionals may pre-fill a property listing by pasting the text of an advertisement they have already written. By pasting ad text you confirm that you wrote it or otherwise have the right to use it. The pasted text is processed by an automated AI service to extract the property details (see our Privacy Policy for details); you are responsible for reviewing the extracted details before saving, and the accuracy obligations in this section apply to the saved listing.


5. Verification and Blue Tick

The HomePass Blue Tick indicates that a tenant's submitted documents and information have been reviewed by HomePass Ireland. It does not constitute a guarantee, endorsement, or warranty of any kind regarding the tenant's character, financial position, or suitability as a tenant.

The checks required depend on your circumstances (your verification pathway), and the pathway is always displayed on your passport alongside the Blue Tick. For tenants on the student pathway, verification of student status requires a student enrolment letter reviewed by the HomePass team and confirmation of a one-time code sent to an email address on your college's own student email domain; where a college does not issue student email addresses, student status is reviewed manually against the enrolment letter and student card. Changing your verification pathway, college email address, or institution removes the affected verification results until re-verified.

Identity documents expire. The expiry date of your passport, photo ID or visa/residence permit is recorded when you upload it and confirmed by our reviewer against the document. We will notify you by email and in the app approximately one month before it expires. On the expiry date the document is archived and your identity verification is withdrawn, because an expired document cannot evidence your identity; your Blue Tick is removed until you upload a valid replacement and it is approved. Replacing an expired identity document is free. Where any check behind your Blue Tick is withdrawn — by expiry, by a change you make, or following review — we will email you to tell you that your Blue Tick is no longer showing and what is needed to restore it.

HomePass accepts no liability for tenancy decisions made by landlords or letting agents on the basis of a tenant's HomePass profile, passport, or Blue Tick status.


6. Payment

HomePass charges a one-off verification fee of €35. There is no subscription and no recurring charge — after the single payment your verified Passport remains live and shareable. Payment is processed securely via Stripe. From time to time HomePass may offer a time-limited promotional discount; where one is active, the discounted price is shown before payment and is the price you pay.

The fee pays for verification only. Access to the property marketplace — browsing live listings, applying to properties, and messaging professionals — is a free feature of HomePass made available to verified (Blue Tick) tenants and verified professionals; it is not a paid service and no charge applies to using it.

Payment is the final step of verification: it can only be made once the verification checks required for your circumstances have been completed. Your Blue Tick is granted when both your payment has been received and those checks have been confirmed by the HomePass team, and it is removed if any of those checks is later withdrawn (for example, if you change verified employment details — see Section 9).

Changing employment details after a successful employment verification requires a €9 re-verification fee (see Section 9). Both fees are non-refundable once payment has been processed.

Tenants who previously purchased the discontinued monthly subscription are not charged again: their Blue Tick continues under these terms, and any remaining subscription is cancelled rather than renewed.

HomePass reserves the right to change its pricing at any time. Any price changes will be communicated in advance and will not affect fees already paid.


7. Sharing your profile

When you share your HomePass passport or document link with a landlord or letting agent, you are consenting to that person viewing the information contained in your profile. You control which document categories are visible via your account settings.

HomePass is not responsible for how landlords or letting agents use or store information accessed via your shared links. We recommend only sharing your links with parties you trust.

Tenant Marketplace and your two passports. Participation in the Tenant Marketplace is optional. If you opt in, verified property professionals see an anonymised search card showing your Tenant ID, employment category, and income range, from which they can open your Anonymous HomePassport — your verified credentials with your identity structurally excluded: it can never display your name, photo, date of birth, phone, email, street address, or documents, regardless of settings, and you control its optional details (income is hidden by default). Separately, your Live HomePassport is the fuller passport available only through the personal link you choose to share with a specific professional: you control each field, with date of birth, phone, and email hidden by default and your name shown by default (you may switch it off to show your Tenant ID instead). The number of children who would live with you is shown only if you separately choose to display household details (off by default; see Section 8). Your verified documents are never part of either passport: they have their own separate Live Documents link with its own on/off switch, which you may share independently and later. You may control messaging permissions and withdraw each of these at any time in your settings: pausing your listing removes you from the marketplace entirely, switching off your Live HomePassport disables your passport link, and switching off your Live Documents disables the documents link.

Shortlisting and the property owner's opinion. When you apply for a property, the letting agent may shortlist you while they decide. We notify you when you are shortlisted, by email and in the application, because being shortlisted is the point at which your profile may be shown to the property owner. Shortlisting is not an offer, and an agent may return your application to general review at any time — we notify you of that too. Where the agent acts for a property owner, they may send that owner a secure, time-limited link to the shortlist so the owner can give an opinion. That link displays only your Anonymous HomePassport — your Tenant ID, verification badges, the details you have chosen to display, and any message you sent with your application. While you are only shortlisted, it never displays your name, photograph, date of birth, phone number, email address, street address or documents. If you book a viewing of the property (including RSVP-ing to an open viewing), your name is shared with the letting agency and shown on that link — because you are about to meet in person; your photograph, date of birth, contact details, street address and documents remain hidden. The link expires after 14 days, may be withdrawn by the agent at any time, and each opening is logged. You are told this before you submit an application.

Viewing arrangements. When you book, you tell the agency how many people are coming with you, up to the limit the agency sets for that viewing; that number is shared with them so they know who to expect. A letting agency may change or cancel a viewing after you have booked. If the time changes, we email you the new time and an updated calendar invitation; if your booking can no longer be accommodated, or the agency cancels the viewing, we tell you in your HomePass account and by email. Where an agency cancels because it is no longer proceeding with your application, your application is marked unsuccessful at the same time and you are told that too.

Messages from your letting agent. A letting agent may add a short message of their own beneath the notices HomePass sends you when you are shortlisted or when your application is unsuccessful. Those messages are written by the agent, are shown to you marked as coming from them, and are their responsibility, not ours. HomePass's own wording — including the notice above about your profile being shown to a property owner — always appears and cannot be removed or altered by an agent.

Offers. A letting agent may send you an offer of a tenancy through HomePass. The offer email is written by the agent — HomePass adds the property's details from their listing and delivers it. You may accept or decline the offer in your Applications page, and the agent is told your answer. An offer sent through HomePass, and your acceptance of it, are an expression of intent between you and the agent: they are not a tenancy agreement and create no tenancy. Any tenancy arises only under a separate agreement between you and the landlord or their agent. HomePass is not a party to that agreement, does not set its terms, and is not responsible for an offer being withdrawn, changed, or not proceeding.


8. Partner linking and linked households

HomePass allows you to invite another HomePass user to link accounts as renting partners — for example a spouse, civil partner, fiancé(e), boyfriend or girlfriend, friend, sibling, other family member, or co-applicant. This feature is optional. A link is established only by mutual agreement: the inviter proposes the relationship type (and, for couples, the number of children you have together), and the invited user may accept, decline, or suggest a correction which the inviter must then confirm. Limits apply to the number of pending invites and linked partners per account.

By completing a link, both users consent to appearing together on the anonymised Tenant Marketplace as a linked household. By default a linked listing shows only each member's Tenant ID and anonymised profile details, the number of tenants in the household, and a combined household income range — it does not show your relationship or any children.

Relationship and children information is shown to landlords only if you choose to enable it in your Marketplace settings, and shared "children together" and relationship details for a linked pair are shown only when both linked members have enabled it. This setting is off by default and you can turn it off again at any time. You never need to disclose this information to use HomePass, and it plays no part in your verification. Where shown, HomePass displays this information exactly as declared by the users concerned and does not independently verify it; knowingly declaring false relationship or children information is a breach of Section 4 of these Terms.

Landlords and letting agents using HomePass agree that, in accordance with the Equal Status Acts 2000–2018, they will not make letting decisions on the basis of a tenant's civil status, family status, sexual orientation, or receipt of housing assistance. Any relationship or children information a tenant chooses to display is provided for context only and must not be used to screen or refuse applicants. HomePass may suspend or remove any account used to discriminate on these grounds.

Linking does not shortcut verification. A linked household appears on the marketplace only while every linked member independently holds an active Blue Tick and marketplace visibility. Each member remains individually responsible for their own account, information, and fees. Either linked user may unlink at any time in their settings, and the household display is removed immediately.

Joint applications. A linked household may apply for a property jointly. A joint application is only submitted to the landlord or letting agent once every included member has approved it; approval requests expire after 72 hours. Joint applications are reviewed, accepted, or declined as a whole. If any included members unlink, or a member's verification or marketplace visibility lapses, pending joint applications are withdrawn automatically. Your identity is never revealed by another household member's actions — each member individually chooses whether to share their own Passport with the professional.

When you invite a partner by email, you confirm that you have the right to provide that person's email address and reasonably believe they consent to being contacted by HomePass for this purpose. Sending invites to people without their knowledge or consent is a breach of these Terms and may result in suspension of your account.


9. Employer and landlord verification

When you request employer or landlord verification, HomePass sends a verification request to the email address you provide. You confirm that you have the right to provide that contact's email address and that they have consented to being contacted by HomePass for this purpose. This applies whether the contact is a private landlord, a letting agent, a line manager, or an HR representative. For employer verification, you may optionally provide a second contact as a backup; the same consent requirement applies to them, and HomePass will only contact them if your primary contact has not responded within four days. To protect your contacts from repeated emails, HomePass will write to the same contact at most once every 24 hours, and your account may send at most 5 verification emails per day. Verification requests remain open for 7 days: if the contact has not responded by then, the request expires, its secure link stops working, and you are notified. You may cancel a pending landlord reference request at any time, and sending a new request after an expiry or cancellation is free.

For employment verification, HomePass independently cross-references the responses provided by your employer against the details you declared on your profile, including employment type (full-time or part-time), job title, contract type, and length of service. Any discrepancy will be flagged for manual review by the HomePass team before your employment check can be signed off.

While an employer verification request is pending, the employment details it relates to are locked and cannot be edited, so that your employer confirms exactly what you declared. They unlock when your employer responds or the request expires (7 days). Once your employment has been successfully verified, it is shown as a confirmed record. If your employment situation genuinely changes — including taking up employment or self-employment when you originally verified on a different pathway (for example as a student or while not working) — you enter your new work details on your Employment page and pay a €9 re-verification fee at the moment you send them for verification — nothing about your existing verification changes until that payment completes. On payment, your previous employment verification, if you had one, is retired, along with your income verification, which was assessed against your previous employer's payslips (and with them your Blue Tick, where it depends on those checks), and your new details are verified: for employed work, by a fresh confirmation from your new employer; for self-employment, by our review of your income documents (such as an accountant's letter or tax return). Recent payslips from your previous employment may remain visible on your passport, clearly labelled as previous employment, until they are more than 3 months old; other documents tied to that employer are archived — retained for your records but no longer shown to landlords. If you change role with the same employer, none of your documents are retired — your income is simply re-assessed against your new pay. Moving to a non-working or retired pathway is free: declaring that you have stopped working or retired archives your employment documents and recalculates your Blue Tick for the new pathway (for retirement, the income check re-opens against a pension statement or letter); the €9 fee applies only when you later verify a new work situation. Your Employment Detail Summary (or Statement of Liability) is never retired because of an employment change: it records a completed tax year, which a change of job does not alter. It follows its own annual cycle instead — from 1 January, once a newer tax year is available, it is flagged for renewal, and if a newer one has not been uploaded within two months it is archived. Telling us you have stopped working is free: your employment and income verifications are removed and your related documents are archived, while verifications of permanent personal facts (such as identity and PPS number) are kept, and your Blue Tick is recalculated for the Not Currently Working pathway.

For landlord and letting agent verification, a positive response does not automatically appear on your public passport. HomePass reserves the right to conduct a manual review of the response and any submitted reference documents before approving the reference. A reference will only be marked as Approved on your passport once the HomePass team has signed off.

HomePass is not responsible for the responses provided by employers, landlords, or letting agents, and does not verify the identity of respondents beyond the secure email link mechanism and the respondent's self-declared name and role, which are recorded with each employment verification response.

You may optionally verify your mobile phone number by SMS code. A verified-phone badge confirms only that a one-time code sent to that number was entered correctly at the time of verification; it is not part of the Blue Tick checks. Changing your phone number removes the verified status until the new number is confirmed.


10. Limitation of liability

To the maximum extent permitted by Irish law, HomePass Ireland shall not be liable for any indirect, incidental, special, or consequential loss or damage arising from your use of the platform, including but not limited to:

  • Loss of a tenancy opportunity
  • Decisions made by landlords or letting agents based on your HomePass profile
  • Inaccurate or incomplete third-party verifications
  • Temporary unavailability of the platform

Our total liability to you in connection with these Terms shall not exceed the amount you paid to HomePass in the 12 months preceding the claim.


11. Intellectual property

All content, design, logos, and software on homepass.ie are the property of HomePass Ireland and may not be copied, reproduced, or used without written permission.


12. Termination

You may permanently delete your account at any time from the Account & Data page in your Dashboard, or by contacting hello@homepass.ie. Deletion cancels any remaining legacy subscription, removes your uploaded documents, and erases your personal data as described in our Privacy Policy.

HomePass reserves the right to suspend or terminate any account that violates these Terms, without notice.


13. Governing law

These Terms are governed by and construed in accordance with the laws of Ireland. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the Irish courts.


14. Changes to these Terms

We may update these Terms from time to time. When we do, we will update the "Last updated" date above. Continued use of HomePass after changes are posted constitutes acceptance of the updated Terms. For significant changes, we will notify registered users by email.
